Perfect beach house for large groups
Our extended family of 20 (17 adults and 3kids) were very comfortable in this house. There are so many rooms with king beds that every couple had one! This is rare and much appreciated. The owners were very helpful and easy to communicate with. We would definitely come back! We were here for Thanksgiving and we would enjoy it even more when the warm weather returns.

Best spot for a big family reunion
This house was perfect - housed all 34 members of our family so that we could all be together for our beach reunion. The beach was pristine, so nice to have a pool and nice hangout area with the tiki bar. We had a ball.

Our Family Reunion in Holden Beach
Nearly 30 of our family, ages 18 mos to 65, spent a glorious week at Southern Charm on Holden Beach. We lounged and swam in the pool and ocean, played corn hole, bocce on the beach, golfed, tossed footballs, flew kites, played cards, watched movies, cooked and ate together in the spacious kitchen and dining area, BBQ'd, went crabbing at night and watched some of the most beautiful sunrises and sunsets imaginable. The setting was perfect, everyone had their own family spaces and the instructions and support of our host were flawless. What more could you ask for (besides to do it again!)? Highly recommended. Great extended family vacation home
This house was a wonderful vacation home for our extended family. We had 40 people come in for the week. It was such a bonus that every bedroom had a bathroom attached to it. The elevator was much needed for the packing and unpacking process and also for my parents who are in their 80s. The house was well stocked. We enjoyed the different options for gathering places.

Wonderful Beach Vacation
Gorgeous house with lots of bedrooms and bathrooms for large family gatherings! Beautiful ocean views, relaxing pool, and the Beach at your fingertips! Great communication with the host and the elevator was a bonus for unloading / loading / avoiding stairs / etc! We would love to come back!

Floor plan of the house is great and met expectations for a large group from young to old. The house has some wear and tear vs the photos in the listing which appear to be from a few years ago.

Wonderful for a retreat!
This house was ideal for a writing retreat, with plenty of space and beautiful views. The kitchen was well-equipped for our 15 guests and the entire house was clean and in great condition. Also, the host was very attentive and responsive. I'd highly recommend this house for large groups.

Amazing week at Southern Charm
Our extended family rented Southern Charm for our annual summer vacation and had the best week we could have hoped for! The house is wonderful and just as advertised - even better in several respects. The house is very spacious and well appointed. Every bedroom has its own bathroom which is a huge and unusual bonus. The main living area and kitchen are very welcoming with lots of space for cooking and enjoying meals and hang out time for the whole family. The pool was perfect and surprisingly large in comparison to nearby homes. The view from the deck over the gorgeous dunes was picture perfect and we were treated with amazing sunsets every evening. And now for the beach - I cannot say enough good things about this very private spot on Holden. Even on Labor Day weekend when other stretches of beach were crowded, this little slice of heaven was blissfully quiet. We loved walking and running on the wide, flat beach and investigating the far end of Holden. Although we didn’t intend it when we initially rented Southern Charm, we ended up having a family wedding on the beach while there and the owner Greg could not have been more accommodating and helpful. The wedding and reception by the pool were absolutely perfect with lots of local flare. It was the perfect cap to a perfect week that we will never forget. We are already counting the days until we return next summer!

Family Reunion at the Beach
We just returned from a wonderful stay at Southern Charm - the house was perfect for our very large extended family - everything was as promised, and Greg was immediately responsive throughout the process and our stay. Setting is just beautiful. We cannot wait to return!

Family reunion
There was plenty of room for everyone. 22 adults and 12 children. The pool was very nice and a big hit. We had plenty of activities to do. The last night we spotted a large loggerhead turtle laying eggs on the beach. It was awesome!

Outstanding beachfront propert
Over 30 family members gathered for Reunion week and all fit comfortably in this large home. Plenty of room for cooking and eating in. Beach is outstanding white sand and very private - only handful of neighbors occasionally pass by. Highly recommend this excellent property!

Another Great Family Reunion at Southern Charm
4 generations of my family stayed at Southern Charm in Holden Beach NC in the week leading up to the Fourth of July. It was the third time we have held a reunion at this wonderful beach house. Situated in a private community at the west end of Holden beach, this house had everything a family of 46 (1 year to 93 years) could want. The house was very clean when we arrived. We ate all of our meals at the house and the kitchen and associated appliances were great support for this size group. There was plenty of seating for everyone at every meal. NC in the summer is hot and humid and the large pool was a huge hit with the family, especially the children. There is a very nice private walkway to the beach and a wonderful stretch of sand where the kids and adults can safely play. The only blemish (and not the fault of the owner) during the week was when workers at the adjoining house cut the cable supplying internet to Southern Charm. The owner, Greg, responded immediately, facilitating a quick response by the local utility and internet was restored in a matter of hours, not days. There aren't many beach houses the size of Southern Charm and if it's important to have your group together in one place, at the ocean, then check out Southern Charm.

Worth It!
We had our wedding here and it was EXACTLY the wedding we wanted. Our guests loved the house, and the kids especially loved the pool, and working with Greg was really easy. He was extremely helpful and responsive to all of my questions. The house was very comfortable for our 35 guests and the location (although far from most amenities) means that our May sunset wedding was private. Yes, it’s expensive, but you can host a lot of people! My only challenge is that the check out time is tough when you have a large group including lots of kids to wrangle.

Spring Break!
Absolutely loved the house and the amazing beach! Had a few minor issues but Greg was a rock star and got them taken care of immediately. Would definitely recommend this location and hope to be back soon!

Beautiful home and great location!
The house was awesome. Plenty of space for friends and family to all stay comfortably. Really liked that it had its own personal boardwalk straight to the beach. Also the property managers were real easy to work with as well and responded quickly if we ever reached out to them. Overall was very pleased with our stay and highly recommend.

Amazing house can hold a company
We stayed at Southern Charm for our company retreat with a group of 30 people, and with 16 bedrooms the house had no problem fitting everyone. Add to that the multiple living areas for people to gather, and it was pretty much perfect. Greg is very responsive, so never had a question we coudn't get answered quickly. A few things that would be worth knowing about this house: 1. The kitchen is STOCKED with supplies. We brought some of our own equipment to be safe, and there was just no need. Just about anything we could dream up a need for was found in one or another of the many cabinets. 2. House is clean and well decorated. Beds were very comfortable and linens are quality. Everyone we invited was very impressed. 3. Walk to the beach is a hike. Just be sure you have everything you need as you go. Worst case is you get your exercise going back and forth. 4. Pool and Tiki bar are awesome. Our guests spent a LOT of time at both and had great fun setting up and using the bar. 5. Neighborhood is pretty strict about noise, so if you are planning live music, that can be problematic. We had a guitar player and had to have him turn it way down to avoid issues. That said, Greg worked with us and the neighborhood and all was well. And this was my fault for not taking the "no loud party" reminders to heart. They did warn me! Would definitely return, but as it is already booked for next year we'll be moving to its sister house, Southern Grace. Can't wait to see how that one stacks up to the original.

Amazing property
Visited Southern Charm with three other families. Total of 8 adults and 12 kids. This place was perfect. Plenty of space. We had multiple empty bedrooms and could have accommodated at least 2 more families. The kids loved the pool. Adults loved the back deck for drinks and conversation after the kids were asleep. Very private beach. Overall an amazing property. Highly recommend.

Fantastic place for a family reunion of all ages.
Fantastic house providing ample space for a reunion of 50 ages 1/2 year to 70.. Very spacious living and deck area with a kitchen well set-up to cook nightly meals. Great pool and very quiet and beautiful beach.

Just Amazing!
This house is everything it says it is! Right on the beach, open floor plan, large windows in the living area with gorgeous view of the ocean, good sized bedrooms with private bath for each, large kitchen and a beautiful pool and tiki bar. What more could we ask! Also, Greg the manager was very helpful with all questions. We had a time of our life!!

Amazing week in Holden Beach
We rented the Southern Charm beach house for our 40 person wedding, and can’t say enough great things about it! Tons of space, beautiful location, and really clear instructions from Greg. Our entire family was blown away with how comfortable our stay was. I would highly recommend this house for a small wedding or a large party! We had a couple small plumbing issues, but they were resolved quickly. Overall a really great week on a beautiful beach!

My Husband and I were originally supposed to be married at the Grove Park Inn. Due to the Pandemic we had to make changes to our wedding at the very last minute. One of our friends told us about the Southern Charm House in Holden Beach. We had never been to Holden Beach however we thought it would be a great idea for a back up plan. Our wedding was this past weekend and it was perfect!!! In our eyes it was actually better than the Grove Park Inn. The house slept our entire wedding party plus family perfectly. The pictures on VRBO do not do the house justice. It was absolutely gorgeous and our wedding was everything we wanted and then some. The owner was amazing to work with and very quick with his responses. He even assisted with finding a caterer and officiant. We planned our wedding in less than 90 days and it was absolutely perfect. I highly highly recommend. Its all about the $$
We booked this property a year in advance. When the pandemic hit, we hoped the owner would follow VRBO recommendations and allow us to flex to another week. He would not unless the beach was closed. A hurricane came and the entire island was closed except for the last 15 hours of our 1 week rental despite the hurricane passing 5 days earlier. His contract has a hurricane clause so we could get a new week if the beaches were closed for a pandemic but not for raw sewage in the ocean and no electricity. A 30K loss. Dont ask this owner to work with you in any way, He is only and all about the $$

Hi Janna, I’m very sorry your vacation did not work out as expected. My listing has received the Vrbo “Cancellations Handled with Care” badge that is only given to listings that took care of their customers during the crisis period. Your reservation disruption was after this time and had nothing to do with C-19 but a hurricane. I do not do anything different than any other beach rental for hurricanes. You elected not to get trip insurance when you made the reservation. I emphasize to all my rentals, PLEASE get trip insurance as things can come up. Unfortunately some want me to provide coverage for free for any issues that come up. Trip insurance can cover you for hurricanes and so much more at a basic level and optional 'Cancel For Any Reason' insurance covers you for anything as you don’t need a reason. I offered you to move to another week in August but unfortunately you refused. Again, sorry for your unique situation. I am glad that some in your group were able to use the house later in the week. I look forward to hosting you in the future!

September Wedding at Holden
We had an amazing September wedding in this house. We slept 34 people extremely comfortably, and kids got their own bunk bed rooms to romp around in. Kitchen fit/fed everyone, pool did the reception just fine, beach was amazing! Only issue was some biting flies and mosquitoes; but the owner left the number for a company to call and took them less than 48 hours to get out.

Perfect wedding at Southern Charm
Our 30 guests were overwhelmed by the beauty of the property and Holden Beach. The 180 degree ocean vista with both sunrises and sunsets was stunning. Owner Greg went above and beyond to assure that we had a memorable 5 days - after accommodating us when Hurricane Dorian struck the island on our initial reservation dates. He could not have been nicer. The house is stunning and practical for large groups.

Amazing Wedding Week
We stayed here the week of our wedding with 50 family members and friends. We could not have asked for a better week! The beach is beautiful and very private. The pool was the perfect place to relax and hang out. It rained one day for most of the day, yet we were able to be outside underneath the house and we played lots of basketball and cornhole. Everyone loved that they had their own bathroom in their bedroom and that there were multiple living rooms so you could always find a quite place to unwind. Having 2 washers and dryers was also a big plus. The 3 refrigerators and well stocked kitchen made it easy to make dinners each night for the whole group. The 4 coffee makers allowed everyone their caffeine fix each morning without having to wait for a new pot to brew. We would highly recommend Southern Charm and are planning on coming back next summer! Thanks Greg for the quick responses to all the questions we had and helping to arrange the extra day we stayed!!

Amazing Beachfront Property
Overall we cannot say enough good things about this home. It was everything that was advertised and more. We had a reunion with 29 people from RI to AZ and from age 3 to age 90 and everyone was so impressed with the accommodations. We did have one small snafu with the elevator, but Greg worked as best he could to resolve it and we were able to get that resolved. Other than that, everything was perfect. We were there the week before Memorial Day which seemed to be a perfect time since many of the other homes were not rented yet (pre-season we guess) and therefore we essentially had a private beach. And, we were extremely fortunate with great weather all week. The best part of the beach was how sandy it was. There were very few rocks/shells/seaweed to contend with and the water was also very shallow in that area allowing you to walk comfortably into the water for a good distance. The main deck was a favorite gathering spot most days with an outstanding views, a nice breeze and shade. Those who wanted a little more sun enjoyed the pool area. All in all we had a fabulous week and were more than satisfied with the home and the owner. This place is highly recommended for large gatherings!

Perfect Family Reunion Home
We stayed there for a week this summer and loved the house. The house was beautiful, spacious and very well equipt. We were 32 people and there was lots of room to spare. The beach was perfect also. Wish I could live there year round.

2018 Retreat on the Beach
We stayed at Southern Charm May 16-20, 2018. We hosted a group of 21 and it could not have worked out better! Great floor plan, plenty of room for a group gathering, beautiful views and the pool was wonderful! The house is fully equipped and felt like home. There is a washer & dryer on both floors which was a big plus! I would highly recommend Southern Charm for your stay on Holden Beach.

Fabulous Beach House Fun!
We had the most awesome stay at the Southern Charm beach house with 37 family members. The house was totally accommodating for all our needs. We loved everything. So much space and privacy when needed. The location was great! We will definitely look here again when we plan to come back.

Great house with room to spare!
We booked Southern Charm for a small company retreat of 30 people and it was absolutely perfect for us! Each person had their own individual bed (which is often hard to find). The house was well stocked with just about everything you could need. There were numerous public spaces to get together and the beach was just amazing! We never felt cramped and everyone had a great time. Thank you Greg!

Amazing Getaway and Perfect Wedding Venue
We had an absolutely amazing time at the Southern Charm house. The pictures truly do not do it justice, it is gorgeous. We decided to have our wedding here once we saw the pictures. It was the perfect space for our guests. The house is so big that you never felt like you were cramped with 50 people in one house. Greg was great to work with and very responsive to our emails and questions. I would highly recommend this house and I hope to come back myself some day - maybe for our anniversary!

The experience was wonderful we really liked the seating arrangements for eating. It was so good to be able to eat together The kitchen was well equipped with all our needs The spacious rooms were nice. We could all be together or away by ourselves at times. It was very clean and neat It had a good view and the pool was wonderful The rockers on the deck was plentiful as several could sit out and watch the ones swimming Only complaints I heard was the mattress was to firm. Our son bought a thin foam pad to put on their bed after the first night which we should have done. He took the one he bought home with him Guess if I was rating it by stars if would be a five star house We found the owner very nice to work with. Glenda

Wonderful Beach Vacation
Gorgeous house with lots of bedrooms and bathrooms for large family gatherings! Beautiful ocean views, relaxing pool, and the Beach at your fingertips! Great communication with the host and the elevator was a bonus for unloading / loading / avoiding stairs / etc! We would love to come back!

Wonderful for a retreat!
This house was ideal for a writing retreat, with plenty of space and beautiful views. The kitchen was well-equipped for our 15 guests and the entire house was clean and in great condition. Also, the host was very attentive and responsive. I'd highly recommend this house for large groups.

Amazing week at Southern Charm
Our extended family rented Southern Charm for our annual summer vacation and had the best week we could have hoped for! The house is wonderful and just as advertised - even better in several respects. The house is very spacious and well appointed. Every bedroom has its own bathroom which is a huge and unusual bonus. The main living area and kitchen are very welcoming with lots of space for cooking and enjoying meals and hang out time for the whole family. The pool was perfect and surprisingly large in comparison to nearby homes. The view from the deck over the gorgeous dunes was picture perfect and we were treated with amazing sunsets every evening. And now for the beach - I cannot say enough good things about this very private spot on Holden. Even on Labor Day weekend when other stretches of beach were crowded, this little slice of heaven was blissfully quiet. We loved walking and running on the wide, flat beach and investigating the far end of Holden. Although we didn’t intend it when we initially rented Southern Charm, we ended up having a family wedding on the beach while there and the owner Greg could not have been more accommodating and helpful. The wedding and reception by the pool were absolutely perfect with lots of local flare. It was the perfect cap to a perfect week that we will never forget. We are already counting the days until we return next summer!

Family Reunion at the Beach
We just returned from a wonderful stay at Southern Charm - the house was perfect for our very large extended family - everything was as promised, and Greg was immediately responsive throughout the process and our stay. Setting is just beautiful. We cannot wait to return!

Family reunion
There was plenty of room for everyone. 22 adults and 12 children. The pool was very nice and a big hit. We had plenty of activities to do. The last night we spotted a large loggerhead turtle laying eggs on the beach. It was awesome!

Outstanding beachfront propert
Over 30 family members gathered for Reunion week and all fit comfortably in this large home. Plenty of room for cooking and eating in. Beach is outstanding white sand and very private - only handful of neighbors occasionally pass by. Highly recommend this excellent property!

Another Great Family Reunion at Southern Charm
4 generations of my family stayed at Southern Charm in Holden Beach NC in the week leading up to the Fourth of July. It was the third time we have held a reunion at this wonderful beach house. Situated in a private community at the west end of Holden beach, this house had everything a family of 46 (1 year to 93 years) could want. The house was very clean when we arrived. We ate all of our meals at the house and the kitchen and associated appliances were great support for this size group. There was plenty of seating for everyone at every meal. NC in the summer is hot and humid and the large pool was a huge hit with the family, especially the children. There is a very nice private walkway to the beach and a wonderful stretch of sand where the kids and adults can safely play. The only blemish (and not the fault of the owner) during the week was when workers at the adjoining house cut the cable supplying internet to Southern Charm. The owner, Greg, responded immediately, facilitating a quick response by the local utility and internet was restored in a matter of hours, not days. There aren't many beach houses the size of Southern Charm and if it's important to have your group together in one place, at the ocean, then check out Southern Charm.

Worth It!
We had our wedding here and it was EXACTLY the wedding we wanted. Our guests loved the house, and the kids especially loved the pool, and working with Greg was really easy. He was extremely helpful and responsive to all of my questions. The house was very comfortable for our 35 guests and the location (although far from most amenities) means that our May sunset wedding was private. Yes, it’s expensive, but you can host a lot of people! My only challenge is that the check out time is tough when you have a large group including lots of kids to wrangle.

Absolutely loved the house and the amazing beach! Had a few minor issues but Greg was a rock star and got them taken care of immediately. Would definitely recommend this location and hope to be back soon!

Beautiful home and great location!
The house was awesome. Plenty of space for friends and family to all stay comfortably. Really liked that it had its own personal boardwalk straight to the beach. Also the property managers were real easy to work with as well and responded quickly if we ever reached out to them. Overall was very pleased with our stay and highly recommend.

Amazing house can hold a company
We stayed at Southern Charm for our company retreat with a group of 30 people, and with 16 bedrooms the house had no problem fitting everyone. Add to that the multiple living areas for people to gather, and it was pretty much perfect. Greg is very responsive, so never had a question we coudn't get answered quickly. A few things that would be worth knowing about this house: 1. The kitchen is STOCKED with supplies. We brought some of our own equipment to be safe, and there was just no need. Just about anything we could dream up a need for was found in one or another of the many cabinets. 2. House is clean and well decorated. Beds were very comfortable and linens are quality. Everyone we invited was very impressed. 3. Walk to the beach is a hike. Just be sure you have everything you need as you go. Worst case is you get your exercise going back and forth. 4. Pool and Tiki bar are awesome. Our guests spent a LOT of time at both and had great fun setting up and using the bar. 5. Neighborhood is pretty strict about noise, so if you are planning live music, that can be problematic. We had a guitar player and had to have him turn it way down to avoid issues. That said, Greg worked with us and the neighborhood and all was well. And this was my fault for not taking the "no loud party" reminders to heart. They did warn me! Would definitely return, but as it is already booked for next year we'll be moving to its sister house, Southern Grace. Can't wait to see how that one stacks up to the original.

Amazing property
Visited Southern Charm with three other families. Total of 8 adults and 12 kids. This place was perfect. Plenty of space. We had multiple empty bedrooms and could have accommodated at least 2 more families. The kids loved the pool. Adults loved the back deck for drinks and conversation after the kids were asleep. Very private beach. Overall an amazing property. Highly recommend.

Fantastic place for a family reunion of all ages.
Fantastic house providing ample space for a reunion of 50 ages 1/2 year to 70.. Very spacious living and deck area with a kitchen well set-up to cook nightly meals. Great pool and very quiet and beautiful beach.

Just Amazing!
This house is everything it says it is! Right on the beach, open floor plan, large windows in the living area with gorgeous view of the ocean, good sized bedrooms with private bath for each, large kitchen and a beautiful pool and tiki bar. What more could we ask! Also, Greg the manager was very helpful with all questions. We had a time of our life!!

Amazing week in Holden Beach
We rented the Southern Charm beach house for our 40 person wedding, and can’t say enough great things about it! Tons of space, beautiful location, and really clear instructions from Greg. Our entire family was blown away with how comfortable our stay was. I would highly recommend this house for a small wedding or a large party! We had a couple small plumbing issues, but they were resolved quickly. Overall a really great week on a beautiful beach!

My Husband and I were originally supposed to be married at the Grove Park Inn. Due to the Pandemic we had to make changes to our wedding at the very last minute. One of our friends told us about the Southern Charm House in Holden Beach. We had never been to Holden Beach however we thought it would be a great idea for a back up plan. Our wedding was this past weekend and it was perfect!!! In our eyes it was actually better than the Grove Park Inn. The house slept our entire wedding party plus family perfectly. The pictures on VRBO do not do the house justice. It was absolutely gorgeous and our wedding was everything we wanted and then some. The owner was amazing to work with and very quick with his responses. He even assisted with finding a caterer and officiant. We planned our wedding in less than 90 days and it was absolutely perfect. I highly highly recommend. Its all about the $$
We booked this property a year in advance. When the pandemic hit, we hoped the owner would follow VRBO recommendations and allow us to flex to another week. He would not unless the beach was closed. A hurricane came and the entire island was closed except for the last 15 hours of our 1 week rental despite the hurricane passing 5 days earlier. His contract has a hurricane clause so we could get a new week if the beaches were closed for a pandemic but not for raw sewage in the ocean and no electricity. A 30K loss. Dont ask this owner to work with you in any way, He is only and all about the $$

Hi Janna, I’m very sorry your vacation did not work out as expected. My listing has received the Vrbo “Cancellations Handled with Care” badge that is only given to listings that took care of their customers during the crisis period. Your reservation disruption was after this time and had nothing to do with C-19 but a hurricane. I do not do anything different than any other beach rental for hurricanes. You elected not to get trip insurance when you made the reservation. I emphasize to all my rentals, PLEASE get trip insurance as things can come up. Unfortunately some want me to provide coverage for free for any issues that come up. Trip insurance can cover you for hurricanes and so much more at a basic level and optional 'Cancel For Any Reason' insurance covers you for anything as you don’t need a reason. I offered you to move to another week in August but unfortunately you refused. Again, sorry for your unique situation. I am glad that some in your group were able to use the house later in the week. I look forward to hosting you in the future!

September Wedding at Holden
We had an amazing September wedding in this house. We slept 34 people extremely comfortably, and kids got their own bunk bed rooms to romp around in. Kitchen fit/fed everyone, pool did the reception just fine, beach was amazing! Only issue was some biting flies and mosquitoes; but the owner left the number for a company to call and took them less than 48 hours to get out.

Perfect wedding at Southern Charm
Our 30 guests were overwhelmed by the beauty of the property and Holden Beach. The 180 degree ocean vista with both sunrises and sunsets was stunning. Owner Greg went above and beyond to assure that we had a memorable 5 days - after accommodating us when Hurricane Dorian struck the island on our initial reservation dates. He could not have been nicer. The house is stunning and practical for large groups.

16 Bedrooms at 'Southern Charm'! Unique outdoor design under the house that integrates the pool/Tiki bar, covering you if any weather problems or you just want shade. A private estate in a gated community, it is located on a 22 acre wildlife preserve at the tip of the island. Here, you can converse with nature, watch animals, all the while enjoying a spectacular 360 degree view of the beach and the inlet.
The space
The living areas are very spacious and modern with open plan kitchen area which features 3 refrigerators, 3 state-of-the-art ovens, 2 microwaves, and a 10-burner cooktop. In the dining area there is seating for everyone. There are two living areas per floor as well as entertainment and games area in the house.
There are 16 full bathrooms and a half bath, all featuring showers and two with combination tub/shower. One of these bathrooms, en suite to one of the bedrooms featuring one queen and one twin/ single, features disabled access and adapted facilities including roll-in shower with slight lip and grab rails.
There is a large private heated (extra fee) swimming pool at the property as well as outdoor dining and social areas. Blazing fast 400 MB WiFi with a Mesh network throughout the house.
Guest access
You will have this whole house to yourselves with plenty of parking and privacy. As a gated community, you will find the beach about as private and quite as can be. As at the end of the island, you will enjoy long beach walks around the point viewing the inlet and the intracoastal waterway.

Nearly 30 of our family, ages 18 mos to 65, spent a glorious week at Southern Charm on Holden Beach. We lounged and swam in the pool and ocean, played corn hole, bocce on the beach, golfed, tossed footballs, flew kites, played cards, watched movies, cooked and ate together in the spacious kitchen and dining area, BBQ'd, went crabbing at night and watched some of the most beautiful sunrises and sunsets imaginable. The setting was perfect, everyone had their own family spaces and the instructions and support of our host were flawless. What more could you ask for (besides to do it again!)? Highly recommended. This house was a wonderful vacation home for our extended family. We had 40 people come in for the week. It was such a bonus that every bedroom had a bathroom attached to it. The elevator was much needed for the packing and unpacking process and also for my parents who are in their 80s. The house was well stocked. We enjoyed the different options for gathering places.

This house was ideal for a writing retreat, with plenty of space and beautiful views. The kitchen was well-equipped for our 15 guests and the entire house was clean and in great condition. Also, the host was very attentive and responsive. I'd highly recommend this house for large groups.

Outstanding beachfront propert
Over 30 family members gathered for Reunion week and all fit comfortably in this large home. Plenty of room for cooking and eating in. Beach is outstanding white sand and very private - only handful of neighbors occasionally pass by. Highly recommend this excellent property!

Another Great Family Reunion at Southern Charm
4 generations of my family stayed at Southern Charm in Holden Beach NC in the week leading up to the Fourth of July. It was the third time we have held a reunion at this wonderful beach house. Situated in a private community at the west end of Holden beach, this house had everything a family of 46 (1 year to 93 years) could want. The house was very clean when we arrived. We ate all of our meals at the house and the kitchen and associated appliances were great support for this size group. There was plenty of seating for everyone at every meal. NC in the summer is hot and humid and the large pool was a huge hit with the family, especially the children. There is a very nice private walkway to the beach and a wonderful stretch of sand where the kids and adults can safely play. The only blemish (and not the fault of the owner) during the week was when workers at the adjoining house cut the cable supplying internet to Southern Charm. The owner, Greg, responded immediately, facilitating a quick response by the local utility and internet was restored in a matter of hours, not days. There aren't many beach houses the size of Southern Charm and if it's important to have your group together in one place, at the ocean, then check out Southern Charm.

Worth It!
We had our wedding here and it was EXACTLY the wedding we wanted. Our guests loved the house, and the kids especially loved the pool, and working with Greg was really easy. He was extremely helpful and responsive to all of my questions. The house was very comfortable for our 35 guests and the location (although far from most amenities) means that our May sunset wedding was private. Yes, it’s expensive, but you can host a lot of people! My only challenge is that the check out time is tough when you have a large group including lots of kids to wrangle.

Spring Break!
Absolutely loved the house and the amazing beach! Had a few minor issues but Greg was a rock star and got them taken care of immediately. Would definitely recommend this location and hope to be back soon!

Beautiful home and great location!
The house was awesome. Plenty of space for friends and family to all stay comfortably. Really liked that it had its own personal boardwalk straight to the beach. Also the property managers were real easy to work with as well and responded quickly if we ever reached out to them. Overall was very pleased with our stay and highly recommend.

Amazing house can hold a company
We stayed at Southern Charm for our company retreat with a group of 30 people, and with 16 bedrooms the house had no problem fitting everyone. Add to that the multiple living areas for people to gather, and it was pretty much perfect. Greg is very responsive, so never had a question we coudn't get answered quickly. A few things that would be worth knowing about this house: 1. The kitchen is STOCKED with supplies. We brought some of our own equipment to be safe, and there was just no need. Just about anything we could dream up a need for was found in one or another of the many cabinets. 2. House is clean and well decorated. Beds were very comfortable and linens are quality. Everyone we invited was very impressed. 3. Walk to the beach is a hike. Just be sure you have everything you need as you go. Worst case is you get your exercise going back and forth. 4. Pool and Tiki bar are awesome. Our guests spent a LOT of time at both and had great fun setting up and using the bar. 5. Neighborhood is pretty strict about noise, so if you are planning live music, that can be problematic. We had a guitar player and had to have him turn it way down to avoid issues. That said, Greg worked with us and the neighborhood and all was well. And this was my fault for not taking the "no loud party" reminders to heart. They did warn me! Would definitely return, but as it is already booked for next year we'll be moving to its sister house, Southern Grace. Can't wait to see how that one stacks up to the original.

Amazing property
Visited Southern Charm with three other families. Total of 8 adults and 12 kids. This place was perfect. Plenty of space. We had multiple empty bedrooms and could have accommodated at least 2 more families. The kids loved the pool. Adults loved the back deck for drinks and conversation after the kids were asleep. Very private beach. Overall an amazing property. Highly recommend.

Fantastic place for a family reunion of all ages.
Fantastic house providing ample space for a reunion of 50 ages 1/2 year to 70.. Very spacious living and deck area with a kitchen well set-up to cook nightly meals. Great pool and very quiet and beautiful beach.

Just Amazing!
This house is everything it says it is! Right on the beach, open floor plan, large windows in the living area with gorgeous view of the ocean, good sized bedrooms with private bath for each, large kitchen and a beautiful pool and tiki bar. What more could we ask! Also, Greg the manager was very helpful with all questions. We had a time of our life!!

Amazing week in Holden Beach
We rented the Southern Charm beach house for our 40 person wedding, and can’t say enough great things about it! Tons of space, beautiful location, and really clear instructions from Greg. Our entire family was blown away with how comfortable our stay was. I would highly recommend this house for a small wedding or a large party! We had a couple small plumbing issues, but they were resolved quickly. Overall a really great week on a beautiful beach!

Wedding Venue
My Husband and I were originally supposed to be married at the Grove Park Inn. Due to the Pandemic we had to make changes to our wedding at the very last minute. One of our friends told us about the Southern Charm House in Holden Beach. We had never been to Holden Beach however we thought it would be a great idea for a back up plan. Our wedding was this past weekend and it was perfect!!! In our eyes it was actually better than the Grove Park Inn. The house slept our entire wedding party plus family perfectly. The pictures on VRBO do not do the house justice. It was absolutely gorgeous and our wedding was everything we wanted and then some. The owner was amazing to work with and very quick with his responses. He even assisted with finding a caterer and officiant. We planned our wedding in less than 90 days and it was absolutely perfect. I highly highly recommend. September Wedding at Holden
We had an amazing September wedding in this house. We slept 34 people extremely comfortably, and kids got their own bunk bed rooms to romp around in. Kitchen fit/fed everyone, pool did the reception just fine, beach was amazing! Only issue was some biting flies and mosquitoes; but the owner left the number for a company to call and took them less than 48 hours to get out.

Its all about the $$
We booked this property a year in advance. When the pandemic hit, we hoped the owner would follow VRBO recommendations and allow us to flex to another week. He would not unless the beach was closed. A hurricane came and the entire island was closed except for the last 15 hours of our 1 week rental despite the hurricane passing 5 days earlier. His contract has a hurricane clause so we could get a new week if the beaches were closed for a pandemic but not for raw sewage in the ocean and no electricity. A 30K loss. Dont ask this owner to work with you in any way, He is only and all about the $$

Perfect wedding at Southern Charm
Our 30 guests were overwhelmed by the beauty of the property and Holden Beach. The 180 degree ocean vista with both sunrises and sunsets was stunning. Owner Greg went above and beyond to assure that we had a memorable 5 days - after accommodating us when Hurricane Dorian struck the island on our initial reservation dates. He could not have been nicer. The house is stunning and practical for large groups.

Happy Days
My family found Southern Charm to be a lovely place with excellent views of the ocean, waterway and marsh. More birds (many varieties) than ever! The well equipped house was great. We will be returning next year.

Amazing Wedding Week
We stayed here the week of our wedding with 50 family members and friends. We could not have asked for a better week! The beach is beautiful and very private. The pool was the perfect place to relax and hang out. It rained one day for most of the day, yet we were able to be outside underneath the house and we played lots of basketball and cornhole. Everyone loved that they had their own bathroom in their bedroom and that there were multiple living rooms so you could always find a quite place to unwind. Having 2 washers and dryers was also a big plus. The 3 refrigerators and well stocked kitchen made it easy to make dinners each night for the whole group. The 4 coffee makers allowed everyone their caffeine fix each morning without having to wait for a new pot to brew. We would highly recommend Southern Charm and are planning on coming back next summer! Thanks Greg for the quick responses to all the questions we had and helping to arrange the extra day we stayed!!

Amazing Beachfront Property
Overall we cannot say enough good things about this home. It was everything that was advertised and more. We had a reunion with 29 people from RI to AZ and from age 3 to age 90 and everyone was so impressed with the accommodations. We did have one small snafu with the elevator, but Greg worked as best he could to resolve it and we were able to get that resolved. Other than that, everything was perfect. We were there the week before Memorial Day which seemed to be a perfect time since many of the other homes were not rented yet (pre-season we guess) and therefore we essentially had a private beach. And, we were extremely fortunate with great weather all week. The best part of the beach was how sandy it was. There were very few rocks/shells/seaweed to contend with and the water was also very shallow in that area allowing you to walk comfortably into the water for a good distance. The main deck was a favorite gathering spot most days with an outstanding views, a nice breeze and shade. Those who wanted a little more sun enjoyed the pool area. All in all we had a fabulous week and were more than satisfied with the home and the owner. This place is highly recommended for large gatherings!

THE perfect extended family vacation house with TH
This house is incredible. Four generations of family came together for a fantastic week. There’s plenty of room for everybody; huge open room with kitchen for everybody and lots of nooks for people who might need a quiet moment every now and then. Every bedroom is nicely decorated with it’s own bathroom. The view is the most amazing Atlantic coast view I’ve ever seen. The location is a few houses from the end of the island where Intercoastal meets Atlantic. That’s a beautiful place to be with lots of sea life (dolphins, crabs, birds galore) and two kinds of beaches to walk. There’s a huge deck to catch that view with family + a couple of ocean view decks on the top floor. Not to mention the large decks overlooking the Intercoastal. I freelance so while I’d like to unplug for a week with the family it isn’t possible. Lots of vacation rentals offer wifi which is crippled when everyone connects. Southern Charm’s wifi was always on and always super fast meaning I could work quickly and head back to the amazing pool which we all enjoyed. We found everything we needed in the kitchen; great kitchen for cooking for lots of people. I can’t recommend this rental enough. And the owners were perfect to work with - friendly, responsive, I couldn’t ask for more.

LOVED this House for our Women's Spring Retreat!
Our church group of 33 women LOVED this House with it's FABULOUS amenities! We relaxed to all-around spectacular views. We will book this House again for another Spring weekend Retreat! The House was comfortable, well-maintained, immaculate and so spacious. The elevator, handicapped bathroom, heated swimming pool, rocking chairs on porches and beach access were highlights. Our guest speaker showed pictures and videos on the large screen TV in the extra large living space. At times, small groups used two other lounge areas. All appliances, 3 refrigerators, and serving dishes and utensils allowed us to prepare and share delicious meals. There were enough chairs at the 4 large dining tables to seat us all at one time. The owner responded quickly to a text when we had a question. We all recommend this House to other large groups!

What an amazing location!
We had such a great time at this house. It's perfect for large groups, and the beach in front of the house is private and secluded. It's within an easy drive from Charlotte too. Quiet area, with parking below the house. The bedrooms are comfortable, and all have their own bathrooms, which is GREAT. The common areas are spacious - guests don't feel like they are cramped, even with 50 guests in the house. All in all, it's a wonderful location - and takes everything into account when looking for larger accommodation, this has it all.

Exceptional home for large group of folks!
I could not say enough good things about Southern Charm and the host. Greg was incredibly gracious and helpful to work with and answered every question we had. He genuinely cared about our stay and did everything possible to ensure it was successful. From initial contact, through rental arrangements, and after our stay he was always available when needed. The house itself was incredible. I knew from the photos that it would be exceptional, but they do not do justice to just how great Southern Charm is for a large group. We had our annual Youth Group Beach Retreat at Southern Charm over Labor Day weekend and it was a massive success. The house was spacious enough to accommodate a group of 45 people without ever feeling cramped. The bedrooms were all comfortable and well furnished, with beautiful views of the sound and ocean on each end. However, the ample bedroom spaces are only half the appeal to this home for large groups. The multiple living/sitting spaces are great for group activities and meetings. Our youth enjoyed playing card games, board games, and just sitting together in the group spaces. Having all of this varied space was a huge asset to our retreat programming. The kitchen/dining room was also very helpful. Feeding that large a group can be a heavy task without ample room for people to sit at a table. Thankfully, this was not an issue at Southern Charm, as the multiple long tables allowed everyone a seat, and more importantly the chance to all share meals together. The kitchen itself was exquisite. The appliances all worked great, and having multiples of each (refrigerators, ovens, microwaves) was a great asset in storage and preparation. But while all these accommodations were great, the outdoor spaces were second-to-none. The pool was spacious, clean, and in great working condition. The tiki bar area provided a great space to set up refreshments (water, snacks, ice cream) to keep everyone cool during hot days. And the private boardwalk down to the beach gave fantastic views for the sunrise and sunset. The beach itself was clean and beautiful and was well enjoyed by our group. All in all, Southern Charm was the perfect place for our group’s retreat. If I could design a location for a large group/family vacation, retreat, or event, it would be Southern Charm. The spacious and well-equipped accommodations are outstanding and allowed us to make the most of our time together. Would recommend to anyone planning a large family/group event!

Perfect Family Reunion Home
We stayed there for a week this summer and loved the house. The house was beautiful, spacious and very well equipt. We were 32 people and there was lots of room to spare. The beach was perfect also. Wish I could live there year round.

2018 Retreat on the Beach
We stayed at Southern Charm May 16-20, 2018. We hosted a group of 21 and it could not have worked out better! Great floor plan, plenty of room for a group gathering, beautiful views and the pool was wonderful! The house is fully equipped and felt like home. There is a washer & dryer on both floors which was a big plus! I would highly recommend Southern Charm for your stay on Holden Beach.

Fabulous Beach House Fun!
We had the most awesome stay at the Southern Charm beach house with 37 family members. The house was totally accommodating for all our needs. We loved everything. So much space and privacy when needed. The location was great! We will definitely look here again when we plan to come back.

Great house with room to spare!
We booked Southern Charm for a small company retreat of 30 people and it was absolutely perfect for us! Each person had their own individual bed (which is often hard to find). The house was well stocked with just about everything you could need. There were numerous public spaces to get together and the beach was just amazing! We never felt cramped and everyone had a great time. Thank you Greg!

Lush landscaping & spectacular views- great stay!
This is an amazing private getaway space... it can't be called a house because it is huge but with all the amenities of a home. My production company was filming a movie at Holden Beach and this accommodation was perfect for us. The owners are super easy to work with, very helpful in all instances and we took advantage of our downtime by exploring this beautiful setting of beaches and private islands surrounding us on all sides!

The best beach house!

Perfect for Large Groups! Great Views & Location!
This property was absolutely perfect for our 40 person Women's Retreat. We had plenty of sleeping rooms, multiple spaces for breakout sessions, and a large kitchen and dining area. In addition, the large deck and pool area was amazing, and never felt crowded. Finally, the location at the end of the beach was terrific. It allowed the ladies to enjoy afternoons of walking through tidal pools and looking for seashells. We enjoyed this house so much, and would definitely rent it again.

Southern Charm was an excellent location for our family reunion. Each bedroom with a private bath--- the room to gather, visit and project old family films and photos---as well as the ample seating for meals facilitated our fun and fellowship. The tiki bar and pool area added to our festivities and it was so nice not to fight the crowds on a beach. We will definitely keep it in mind for future events and recommend it to others.

Best House for a Large Group EVER!
This was our second time at Southern Grace. We have been doing family reunions for over 30 years, and I am the one who books the houses. This is the ONLY house we have returned to over all those years. With an excellent layout, (only 2 floors!), two queens in many of the bedrooms, an incredible bunk room with 6 queen beds, a great handicap room for dad, and lots of shade by the pool, this house is a winner. Owner is easy and prompt on communication, the house is very very well equipped - two years have gone by and still there are the giant frypans, 3 blenders, a working ice machine, 3 fridges, etc etc. Our family loves to cook and this house has it all. We are now 52 and all had a comfortable bed for sleeping! We will return!

Wonderful accomodations for a large family reunion
Will definitely consider this property again. Close to the water, plenty of parking. Loved the porches, the pool bar and the bunk rooms. Didn't leave the property much because we were having so much fun.

Pictures don't do this house justice!
Incredible property with great amenities and a beach that is private and secluded. Excellent rental that I would highly recommend. My family thoroughly enjoyed our stay and have memories that will last a lifetime!

Perfect for large families/groups
We have a large extended family, and this house was the perfect location for a week's vacation. The owners have provided more than everything you could possibly want - three refrigerators, three ovens, three microwaves, 2 sets of washers/dryers, not to mention a TC and a bathroom in every bedroom - plus a powder room. There are enough tables in the dining area that everyone gets a seat! The beach is a short walk away. Who could ask for more?

Perfect for our work retreat
A group of 14 of us spent two weeks in this property for a work retreat. It was a perfect space! Everyone having their own private BR & BA was nice for those few minutes of sleep we periodically took. And the dining room set up was absolutely perfect with so many tables and chairs that we were able to turn it into a great work space. The kitchen is well equipped, and has every small appliance you can possibly need (more than one of each in most cases). The house is well maintained, the owners are extremely responsive and accommodating, and the view is breathtaking. Our entire team enjoyed our time here! Some feedback on the area that I typically find helpful when reading other reviews: Groceries - 15 minutes to the Food Lion (shop here! excellent produce, clean store, very helpful staff). It's hiding behind the Walgreens. Walmart in Shallotte - skip it! Poorly maintained store, out of so many things regularly, long lines, not helpful workers. Not worth double the drive time at all. Seriously...go to the Food Lion. Distance from airport - You're at least an hour from ILM (Wilmington). And you're an hour and 15 mins or more from MYR (Myrtle Beach). I received feedback that both airports were less than hour from the house. I drove to and from these airports multiple times in two weeks, and never once got it under an hour. Location on island - You are literally 8 miles from the bridge to the end of the island. It's a gorgeous spot, but you'll be driving down a two lane, no passing zone, road at 35 mph..... much slower when anyone is in front of you. Not a big deal if you plan to stay put, but thought others might like to know. We loved this house!

Perfect for our Retreat
We chose this home for our annual Ladies Retreat for our church this year. We stayed in the same owners home on Topsail island last year. The homes are very similar but each has it's own great differences as well.
